1322.08 R-4 MOBILE HOME PARK DISTRICT.
   (a)   Purpose. The purpose of this district is to provide for logical and well-planned locations for mobile homes in concentrated areas rather than allowing mobile homes on individual scattered sites throughout the community. Vienna Codified Ordinances - Section 1. Definitions. (e) “Mobile Home” means a moveable or portable unit designed and constructed to be towed on its own chassis (comprised of frame and wheels), and designed to be connected to utilities for year-round occupancy. The term includes:
      (1)   Units containing parts that may be folded, collapsed, or telescoped when towed and that may be expanded to provide additional cubic capacity; and
      (2)   Units composed of two or more separately towable components designed to be joined into one integral unit capable of being separated again into the components for repeated towing. The term includes units designed to be used for residential, commercial, educational or industrial purposes, excluding however, recreational vehicles as defined in this article, a permanent foundation. Mobile units shall be designed, constructed and maintained to be transported from one location to another and not mounted on a permanent foundation.
   (b)   Permitted Uses:
      (1)   Management office of mobile home park.
      (2)   Mobile homes.
      (3)   Private open space uses such as picnic areas, playgrounds, park land, swimming facilities, golf courses, (driving ranges may not be considered accessory to golf courses), tennis clubs, country club, and other similar facilities and/or uses, but excluding such recreational uses as drive-in theaters, miniature golf courses, golf-driving ranges, amusement parks, rifle ranges, skeet-shooting ranges, pistol ranges or other ranges for the use of firearms. Such open space uses shall be owned by the same owners of mobile home parks.
   (c)   Conditional Uses Requiring Planning Commission Approval.
      (1)   Mobile home unit sales.
      (2)   Rental business primarily to serve mobile home parks located as an accessory use to the mobile home park.
      (3)   Laundry facilities.
   (d)   Dimensional Requirements. Dimensional requirements shall be in accordance with Article 1133, Mobile Home Parks.
   (e)   Off-Street Parking. Off-street parking shall be in accordance with Article 1133, Mobile Home Parks.
