1248.12 LOTS.
   (a)   General. The lot size, width, depth, shape, orientation and the minimum setback line shall be appropriate for the location of the subdivision and for the type of development and use contemplated, in order to secure and provide for the proper arrangement of streets or other highways in relation to existing or planned streets or highways or to the City plan for adequate and convenient open spaces for traffic, utilities, access of fire fighting apparatus, recreation, light, air and for the avoidance of congestion of population.
   Lots shall meet all lawful requirements as adopted by the various governmental subdivisions or public agencies having jurisdiction over this problem.
   The Commission may limit to a maximum ratio of three and one-half to one the depth to width of lots for the most efficient use of land.
   All lots shall conform to the area requirements of the Zoning Code of the City.
 
   (b)   Corner Lots. Corner lots for residential use shall have extra width where necessary to permit a required building setback from and orientation to both streets. (Ord. 850. Passed 7-1-63.)
 
   (c)   Ingress and Egress. The land shall be subdivided so as to provide each lot with frontage on a public street. (Ord. 74-42. Passed 5-6-74.)
 
   (d)   Double and Reverse Frontage. Double frontage and reverse frontage lots may be allowed where they are essential to provide separation of residential development from traffic arteries or to overcome specific disadvantages of topography and orientation. A planting screen easement of at least twenty feet, and across which there would be no right of access, should be provided along the line of lots abutting such traffic artery or other disadvantageous use.
 
   (e)   Side Lot Lines. Side lot lines shall be substantially at right angles or radial to street lines.
 
   (f)   Building Setback Lines. Building setback lines shall be in accordance with those specified in the Zoning Code of the City.
