(A) All lots within Section I of Riverside shall be a minimum of 15,000 square feet.
(B) All lots within Section I of the Riverside Subdivision shall be for single-family residential purposes only.
(C) All such single-family dwelling shall be of stick built on site construction. Stick built homes may be constructed on site as well as include off-frame modular homes that meet State Building Code requirements. On-frame modular homes and mobile homes are prohibited.
(D) Once construction of a building is begun, the exterior must be completed within 12 months.
(E) No used materials shall be used or placed on the exterior portion of any building erected on a lot and all exterior materials shall be wood, brick, or aluminum or vinyl siding. (The term “wood” shall not include plain exterior plywood sheeting.) An off-frame modular home may be permitted, having the approval of the Planning Board that the home and its design fits into the characteristics and existing atmosphere of the community.
(F) It is generally assumed that all stick built, single-family dwellings will be constructed on site. If a previously constructed stick built dwelling is to be placed on any lot in Section I of the Riverside Subdivision, approval of the structure must be obtained from the Planning Board before such structure may be placed on a lot.
(G) No more than one residential building shall be erected on any one lot.
(H) No building shall be placed or erected nearer than ten feet to the side property lines, or for a corner lot, street side yard 15 feet or nearer than 50 feet from the street right-of-way line on which the building is facing or nearer than five feet to the rear property line.
(I) No bus or trailer bodies, shacks, or like structures shall be allowed on any lot. No junk (unregistered) vehicles shall be allowed. No work shall be performed on vehicles unless within the confines of a family garage.
(J) No tent, trailer, or recreational vehicle shall be placed on a lot and used for residential purposes.
(K) No outside toilet facilities may be constructed or utilized. All sanitary facilities must be constructed in accordance with generally recognized good standards for health and meet local and state regulations. Septic tank and well locations must be approved and comply with local health regulations.
(L) All buildings must obtain water from a public water system or an on site well that meets the local health regulations.
(M) All buildings must derive their power source through underground services. Storage tanks for oil or gas must be placed at the rear of a dwelling so as to be best concealed from the road. Clotheslines or other clothes drying facilities shall be placed at the rear of a dwelling.
(N) No horses, poultry, cattle, or other animals, with the exception of usual household pets, shall be maintained or kept upon any lot. All dogs in the subdivision must be kept on a leash or penned.
(O) Lot owners shall, at all times, maintain their lot in a well-kept condition, freeing the lot of junk and excessive items. The lawn must be maintained as to meet the overall standard of the community.
(P) Lots recorded prior to the Riverside I Subdivision Ordinance adopted May 12, 1997 are grandfathered in.
