10-3-3-2: CONTENTS:
   A.   The area covered by the final plat shall be surveyed, staked, and monumented in accordance with the provisions contained in Idaho Code section 50-1303.
   B.   All plats shall conform with Idaho Code sections 50-1304, 50-1307, and 50-1309.
   C.   The exterior boundary of the subdivision shall be represented on the plat to scale showing surveyed bearings and distances and dates of survey, including municipal boundaries and section lines, where applicable.
   D.   The initial point and tie shall be to at least two (2) government corners, or in lieu of government corners, to monuments recognized by the county surveyor; and also, if required by city or county governing bodies, coordinates based on the state plane coordinate system, Idaho zone, shall be shown.
   E.   Descriptions of survey monuments shall be included.
   F.   All plats shall show the following:
      1.   The scale, north arrow and date.
      2.   The name of the subdivision and of the respective streets therein dedicated, including the location of the plat with respect to portion of section, section, township and range.
      3.   Where more than one type of land use is provided, sites to be used other than for one-family detached dwellings shall be shaded or crosshatched and the uses shall be used as indicated. Where sites for one-family detached dwellings are not included, such requirements shall apply to all uses other than the most substantial in the area.
      4.   The portions of the subdivision reserved for utility, irrigation, other classes of easements, approved drainfields, wetland areas, floodplains, and building envelopes shall be clearly shown, together with a legend setting forth the purpose of said easements.
      5.   A provision setting forth the book, page and instrument number where the protective covenants governing the subdivision are recorded shall be noted and shown on the plat.
      6.   In the event that private roads, streets or ways are so plainly marked as such on the face of such subdivision plat, the dedication shall plainly state that such roads, streets and ways are private and that the county has no responsibility in connection therewith.
      7.   The surveyor making the survey shall certify the correctness of said plat and place his seal thereon. (Ord. 10-07, 8-26-2010)
      8.   In the notes on the face of the plat, any characteristics specific to the site or surrounding land uses shall be listed, i.e., gravel pits, grandfathered uses, unsafe topographic features, future approved land uses from adopted county plans, etc. The note shall also state, "Surrounding land uses are subject to change".
