In order to accomplish the objective of this article, the owner of any
of land, either individually or with the owner of an adjoining
, which shall have an aggregate area of 25 acres or more may submit a proposed plan to the Township for review by the Board of Commissioners in accordance with the appropriate provisions of Chapter 212, Subdivision and Land Development. The plan shall include specific evidence and facts showing consideration and be subject to, inter alia, the following conditions:
A. The amount by which the square foot area of the individual
is reduced shall not exceed 10% of the district requirement.
B. The width of
at
, front
, side
and rear
shall comply with the minimum requirements for the district.
C. All
shall be served by public water and sewer.
D. The total number of
shall be no greater than would be the case if the subject land were to be developed in accordance with the prior requirements for the zoning district.
E. The area to be dedicated for public
shall be at least equal in square foot area to the total area by which the
were reduced below the minimum requirements of the district, but shall in no case be less than two and one-half (2 ½) acres.
F. The area to be dedicated for public
shall be so located and be of such shape as to be acceptable to the Board of Commissioners.
