For every main or accessory building the following minimum yards shall be provided:
(a) Front Yards. A minimum setback of not less than 35 feet in depth unless shown otherwise on Building Zone Map.
(b) Side Yard. An office building located on a lot adjoining a residential district shall have a side yard of not less than 12 feet on the adjoining side. Office buildings within such district shall either have no side yards or be located not less than seven feet from the nearest office or business building.
(c) Rear Yard. Office buildings shall have a rear yard of not less than 30 feet when adjoining a residential district. A wall, solid fence or hedge, approximately five and one-half feet high may be required on such rear yard of an office building establishment adjoining a residential district.
