(A) Zoning districts. In order to classify, regulate and segregate the use of land, buildings, and structures, to regulate and restrict the height and bulk of buildings, and to regulate the area of yards and other open spaces about buildings, and in accordance with the provisions of state law, all land within the corporate limits of the City of Unalaska shall be classified in one of the following zones:

(B) Application. The regulations set forth in this chapter for each zone shall be minimum regulations and shall apply uniformly to each class or kind of structure or land and particularly as follows:
(1) No building, structure, or land shall hereafter be used or occupied, and no building or structure, or part thereof, shall hereafter be erected, constructed, reconstructed, moved, or structurally altered except in conformity with all of the regulations specified in this chapter for the district in which it is located;
(2) No building or other structure shall hereafter be erected or altered to exceed the height or bulk, to accommodate or house a greater number of families, to occupy a greater percentage of lot area, or to have narrower or smaller rear yards, or to have open spaces other than required by this chapter, or in any other manner to be contrary to the provisions of this chapter; and
(3) No yard or lot existing at the time of passage of this ordinance shall be reduced in dimension of area below the minimum requirements set forth herein. Yards or lots created after the effective date of this ordinance shall meet the minimum requirements established by this ordinance.
