A "mobile home community" shall conform to the following requirements (see Ohio Revised Code Section 4781.01):
(a) Contain a minimum of six (6) acres;
(b) Provide an adequate supply of pure water and a system for collection of sewage;
(c) Provide a clearly defined minimum area of 4,000 square feet, including a minimum width of forty (40) feet for each mobile home;
(d) Provide a minimum fifteen (15) foot clearance between mobile homes, and a fifty (50) foot setback from the property line of any adjoining parcel;
(e) All mobile home spaces shall abut upon a driveway or lot less than twenty-five (25) feet in width, which shall have unobstructed access to a private or public street;
(f) Conform to all County and State Health Department requirements; and
(g) Mobile home parks shall be effectively screened on all sides by means of walls, fences or plantings. Walls or fences so constructed shall comply with the City's fence regulations. Plantings shall consist of a strip of land not less than fifteen (15) feet in width, which is planted and maintained with an evergreen hedge or dense planting of evergreen shrubs not less than six (6) feet in height.
