In the "B and LI" District the following yard areas shall be provided:
(a) For all Principal Permitted Uses and Accessory Uses:
(1) Front Yards: There shall be a front yard of a minimum of twenty-five (25) feet from the R-O-W line of the lot to building or structure, including but not limited to porches, steps, decks, overhangs and outdoor HVAC units; or the front yard shall be in line with existing residences facing the same street.
The R-O-W line shall be as platted on the "official tax maps" of the City of Uhrichsville on file at the County Map Office. Said R-O-W line shall be shown on a scaled drawing of the lot and the location of the surveyor pins shall be indicated thereon. If the surveyor pins cannot be found the burden of cost to locate and mark same by a Registered Professional Surveyor shall be borne by the property owner.
(2) Side Yards: There shall be a side yard of a minimum of five (5) feet between any building or structure, including but not limited to porches, steps, decks, overhangs and outdoor HVAC units, erected and the property line of the premises on which such buildings or structures and/or appurtenance thereto are erected; however the side yard on the street side of a corner lot shall be the same front setback as any yard. (3) Rear Yards: All buildings and structures of any sort shall be located no closer than twenty-five (25) feet to a side lot line except where the property is adjacent to a railroad R-O-W and written approval from the railroad authorities and owners/lessees has been obtained to utilize a railroad spur for loading and unloading.
