1329.02 DEFINITIONS.
   (a)   "Building Inspector" means the Administrative Officer or his authorized agent(s) or Representative(s).
   (b)   "Dwelling" means a structure, building or portion thereof designed or used for residential occupancy.
   (c)   "Operator" means any person having charge, care, management or control of any dwelling unit(s) or part(s) thereof in which dwelling unit(s) or rooming unit(s) are let.
   (d)   "Owner" means any person who alone or jointly or severally with others shall have legal or equitable title to any dwelling(s) or dwelling unit(s) for rent or lease, the agent of such person or any person having management or control of any dwelling(s) or dwelling unit(s).
   (e)   "Person" means any natural person, partnership, trust, corporation, or association. Whenever used with respect to any penalty, the term "Person" as applied to partnerships or associations means the partners or members thereof, and as applied to trusts or corporations means the trustees or officers thereof.
   (f)   "Other structures" means any building on the property not used as a dwelling.
   (g)   "Land Contract" shall be considered as a rental dwelling when not occupied by the Principal Buyer. If the Land Contract dwellings are used as rental units they shall be rental dwellings under this chapter.
   (h)   "Occupant" means any person living and/or sleeping in a dwelling unit or having actual possession of the dwelling unit or any person who leases, rents, sub-lets, or acquires by means of a land contract a residential building, structure, or any portion thereof.
   (i)   "Nuisance" means that which is defined by the statutes of the State of Ohio and declared thereby to be a nuisance, and also includes conditions dangerous to human life or detrimental to the health of persons on or near the premises where the conditions exist, and where the conditions are perilous by active and negligent operation thereof, and unsanitary conditions or anything offensive to the senses or dangerous to health.
   (j)   "House trailers, manufactured homes, modular homes" are to be included in the definition of "Dwelling".
   (k)   "Private residence" means a dwelling not used as rental units, but purchased by one person from another person for the purpose of private dwelling, by the owner.
