§ 10.145.080   Development standards.
   Typical townhouse designs will range from 24 to 32 feet wide and a depth of 55 feet.
   (A)   Minimum lot size: 1,680 square feet.
   (B)   Minimum lot width: 24 feet, except where a single car garage is provided minimum lot width is 20 feet.
   (C)   Minimum lot depth: 70 feet.
   (D)   Density: Not more than one dwelling shall be located on each parcel.
   (E)   Lot coverage: 80% maximum.
   (F)   Yards:
      (1)   Front: 10 feet.
      (2)   Side: five feet, if adjacent to a non-townhouse development.
      (3)   Street side: 10 feet.
      (4)   Rear: five feet, if no rear alley or driveway is provided.
   (G)   Height: Shall be the same as the base zone.
   (H)   Fences, walls and hedges: Shall be allowed consistent with the regulations of the base zone district.
   (I)   Off-street parking:
      (1)   Each townhouse shall provide for a two-car garage except where garages are proposed facing a street, a single car garage shall be provided. Townhouse clusters around a central traffic courtyard may be required to provide two car garages. Each garage shall have a minimum depth of 20 feet. All single car garages shall have a width of 12 feet (interior wall to interior wall). All parking spaces and driveways shall be surfaced with asphalt concrete, chip seal or other suitable all-weather surface. A maximum of ten percent of the units may be built with single car garages.
      (2)   Each garage facing an alley shall have a four-foot apron. Each garage facing a street shall be setback 20 feet from the property line. Each garage facing a courtyard shall have an apron of not less than six feet or more than 18 feet.
   (J)   Public improvements. New development is required to install public infrastructure necessary to adequately serve the project, based on requirements of the City Engineer, including sewer, water, storm drainage facilities lines, curbs, gutters, sidewalks, street paving, and street lighting. These improvements shall be constructed consistent with requirements shown in the City of Tulare Standards and Specifications and shall be installed prior to occupancy of any structures on the site.
