1210.05 CONSTRUCTION PLANS.
   (a)   Standard Drawings. As identified in Appendix C, standards and specifications for the City show the details of improvements that are frequently used. Otherwise, Butler County Standard Drawings shall be used for all improvements not covered by City standards. All drawings that will be used for construction shall be listed on the title page of the improvement plan. Special details are to be included in the plans for all structures not covered by standard drawings.
   (b)   General Notes. These shall include any pertinent information that is not covered in the standard drawings. A note shall be included as follows: "All work shall be performed in accordance with the City of Trenton Subdivision Regulations and the authority having responsibility for utilities in the area".
   (c)   Plan Contents.
      (1)   A detailed typical cross-section of the proposed streets is to be included on the plan;
      (2)   All proposed lots and streets are to be shown on the plan;
      (3)   All streets, curbs, sidewalks, water lines, sewer lines, drainage structures and all other improvements must be shown in plan review and in profile with all sizes, elevations, distances and percent grades clearly indicated;
      (4)   A grading plan showing existing and proposed contour lines, and lot grading arrows shall be provided. Cross-sections may also be required;
      (5)   Locations shall be shown for all existing utilities, structures, drives, etc. which may be affected by the improvements;
      (6)   Where a street ends and may be extended in the future, the profile shall be shown for at least 200 feet beyond the end of the street;
      (7)   Street names, lot numbers, lot dimensions and easements shall be shown. Easements shall be provided for all existing or proposed channels. All easements for a watercourse or ditch shall be wide enough to fully contain said ditch, including side slopes, plus provide ample clearance for future maintenance operation. All easements shall be shown and labeled on the record plat and on the construction drawings;
      (8)   All plans are to be done on a scale of 1 inch = 50 feet or greater;
      (9)   A minimum opening and back of curb elevation, where pertinent, shall be labeled.
   (d)   Review Authority. The City's consulting engineer shall be responsible for advising the City's Service Director about the acceptability of all improvement plans. Should any changes be required, the City's consulting engineer shall be given the authority and responsibility to require the submission of revised plans.
