No application for a variance from these regulations shall be accepted for review unless and until the subdivider has first submitted his or her preliminary plat to the Planning Commission for review. Upon rejection of the preliminary plan for lack of compliance with these regulations, the subdivider may seek a variance if approval would cure one or more of the reasons for rejection identified by the Planning Commission.
