(A) Lot requirements. Every lot used for residential purposes shall have:
(1) A minimum width at the building line of 200 feet.
(2) A minimum lot area of one acre (43,560 square feet).
(3) A minimum ground floor area of the main residence of less than 680 square feet, exclusive of unenclosed porches, terraces, and garages.
(B) Setbacks.
(1) Front yards. Thirty-five feet from the right-of-way line.
(2) Side yards. Each lot, except as otherwise specified, shall have two side yards, each having a width of not less than 15 feet and the aggregate width of both side years in any lot shall be not less than 30% of the width of the lot.
(3) Rear yards. There shall be a rear yard of not less than 25% of the depth of the lot.
(C) Floor area ratio. The maximum FAR for the principal building shall be 0.20.
(D) Open space ratio. The minimum OSR shall be 0.55.
(E) Maximum height. The maximum height of any building shall not exceed 50 feet. Exceptions include barns, silos, and other farm structures.
