§ 94.31 MINIMUM REQUIREMENTS AND SPECIFICATIONS.
   No subdivision plat nor cut-up of a parcel of land into two or more building lots shall be approved by the Village Planning Commission unless the following minimum requirements and specifications are met:
   (A)   Each lot in such subdivision shall be within 500 feet of a fire hydrant approved by the Indian Hill Waterworks. The supply line to such fire hydrant shall be a minimum of six inches in diameter if such service line is looped; and a minimum eight inches in diameter if such service line to the fire hydrant is a dead end. The supply line shall be installed and maintained by the owners of the lots serviced by such fire hydrants at the expense of such lot owners.
   (B)   A 25-foot wide right-of-way shall be provided for future private drives. The service width of such private driveway shall be a minimum of 16 feet in width, and constructed with a minimum of five-inch crushed stone roadway base, topped with either asphalt or tar and chips, installed at the cost of the owners thereof. A written, recordable agreement by the owners of such lots providing for the continued maintenance of such private driveway to meet these minimum specifications so long as such driveway shall remain a private drive.
   (C)   All residential lots fronting on and serviced by a private driveway shall comply with the zoning regulations applicable to residential building lots in the zone in which such private driveway is located; provided, however, that:
      (1)   The minimum area requirements of 12,000 square feet for Residence A and 14, 000 square feet for Residence AA Districts shall be in addition to the 25-foot wide private drive right-of- way; and
      (2)   Front, rear and side yard requirements are with respect to lot lines, and without regard to areas, devoted to the private drive right-of-way.
   (D)   Existing lots, both improved and unimproved, being breeched by future private drives shall be required to meet minimum square foot and front foot requirements in addition to the 25-foot wide private drive right-of-way.
