§ 151.27 RENTAL SPACE SUBDIVISION.
   Manufactured home parks or trailer park subdivisions which are designed to provide rental space for manufactured homes or trailer homes shall conform to the following provisions.
   (A)   They shall conform to the provisions outlined in the foregoing section in the event that trailer or manufactured home spaces are ever to be sold for individual manufactured home or trailer house occupancy and not as an entire unit.
   (B)   The subdivider shall make his or her application for permit as required by the ordinance of the city, which regulates the parking, operation and maintenance of manufactured homes, manufactured home lots, manufactured home parks, trailer parks, trailer camps, manufactured home buses and the like of the city.
   (C)   The application shall be accompanied by a preliminary plat of the manufactured home park in accordance with the provisions of Chapter 152 of this code of ordinances.
   (D)   The minimum area which may be so subdivided shall be one acre.
   (E)   The minimum lot or space site shall be 3,600 square feet.
   (F)   The minimum lot or space site set back for each trailer space from the street or access to the space shall be 20 feet.
   (G)   The minimum side space set back shall be ten feet.
   (H)   The minimum distance between manufactured home or house trailer space shall be 20 feet.
   (I)   Streets not to be dedicated to the public but shall be at least 36 feet in width, with a minimum crown of 22 feet and shall be constructed in accordance with the specifications for streets contained in Chapter 152 of this code of ordinances.
   (J)   Streets shall be so located as to provide access to each trailer space within the subdivision.
   (K)   The subdivision shall contain water, sewer and natural gas mains which are connected to each trailer or manufactured home space separately in accordance with the ordinances of the city, which shall be provided at the subdivider’s sole cost and expense.
   (L)   Each space shall be separately connected to public utility services and shall be separately metered.
   (M)   At the election of the governing body, the subdivision may be required to be screened by a fence which is six feet tall and which prevents a view of the manufactured home or trailer park from the exterior from ground level.
   (N)   Each manufactured home or trailer home or house shall be required to be skirted from the ground or foundation to the frame so that nothing is visible from the frame level to the ground or foundation beneath the manufactured home or trailer house.
   (O)   Adequate off-street parking shall be available to the space occupied.
