§ 151.26 MINIMUM REQUIREMENTS; SPACE, DISTANCE AND THE LIKE.
   Manufactured home parks or trailer park subdivisions in which the owner of the land proposes to sell space on the land to a person who will live or rent to a person who occupies a manufactured home or house trailer upon the space shall conform to the following:
   (A)   The minimum number of acres to be subdivided shall be one acre.
   (B)   The minimum lot or space site shall be 7,200 square feet.
   (C)   The minimum side lot set back shall be ten feet.
   (D)   The minimum distance between any manufactured home or house trailer and a house trailer or manufactured home on an adjoining lot or space site shall be 20 feet.
   (E)   The front lot or space line set back shall be 25 feet.
   (F)   Streets shall be laid out so that each house trailer or mobile home has access to a street having a width of 60 feet and having a crown which is 22 feet in width, and which is constructed in the manner required by Chapter 152 of this code of ordinances.
   (G)   Water mains, sewer mains and gas mains shall be installed at the sole cost and expense of the subdivider, as well as drainage and streets. Lateral service shall be provided to each lot space or trailer space in the subdivision.
   (H)   Water mains, sewer mains, gas mains, drainage and streets, except as to width of streets, shall conform to the provisions of Chapter 152 of this code of ordinances.
   (I)   The plat thereof shall dedicate adequate areas within the subdivision to provide recreational areas for the persons residing therein or owning space or lots therein.
   (J)   The subdivider shall submit his or her application for a permit as required by ordinance of the city, which regulates the parking, operation and maintenance of manufactured homes, manufactured home lots, manufactured home parks, trailer parks, trailer camps, manufactured home buses and the like of the city.
   (K)   The governing body shall be provided a preliminary plat of the proposed subdivision containing the information above specified and as specified by Chapter 152 of this code of ordinances.
   (L)   Final plat approval shall not be granted until the requirements herein contained and as contained in Chapter 152 of this code of ordinances have been fully complied with and a certificate of completion has been issued by the City Engineer and the City Council has finally approved same:
      (1)   Require brick skirting;
      (2)   Require off-street parking, two spaces; and
      (3)   Minimum size dwelling, 800 square feet.
   (M)   Restrictions in recordable form must contain a provision that all manufactured homes or house trailers shall be skirted at the ground to frame level so that nothing is visible below the frame level under the manufactured home or trailer house.
   (N)   Adequate off-street parking shall be provided.
