§ 150.17 SPECIFIED CONSTRUCTION MATERIALS.
   (A)   The exterior building material of all residences or additions thereto to be erected shall be brick, stone or any combination thereof, and can be in combination with stucco, frame (wood), plastic and/or metal. The use of stucco, frame (wood), plastic and/or metal shall be restricted to trim, dormers, windows and decorative effects only, in the case of one-story houses; one and one-half, two-story and multi-level dwellings may use stucco, frame (wood), metal, plastic and/or brick or stone for the exteriors of uppermost levels. Prefabricated residences may not be erected within the city. Concrete and cinder block may not be used for the exterior building material. The use of wood for foundations is prohibited.
   (B)   Wood and/or plastic may also be used for the exterior building material for additions to the rear of a house and for enclosing side and rear porches.
   (C)   The main structure of any residence erected within the city limits exclusive of porches and breeze ways, shall have a ground floor area of not less than 1,500 square feet for a one-story dwelling house, and a ground floor area of not less than 900 square feet for a two-story dwelling house with a two car attached garage. A one and one-half story house shall have a ground floor area of not less than 1,000 square feet if there is an attached garage connected thereto, and if there is no garage attached then it shall have a ground floor area of not less than 1,100 square feet. A multi-level house shall have a second (upper) level floor area of not less than 1,100 square feet.
