When required by the Building Director, three (3) or more copies of plans, with specifications either on drawings or as a separate document, shall accompany each application. Each application for a building permit for a new dwelling or alteration amounting to twenty-five percent (25%) or more of the value of a building, as determined in Section 1301.20, shall be accompanied by three (3) sets of plans and specifications. The plans shall include:
(a) Dwellings.
(1) Site plan, showing location on premises; minimum scale: 1" = 25'
(2) Foundation and/or basement plans: 1/4" = 1'
(3) Floor plan of each other level: 1/4" = 1'
(4) Front, rear and side elevations: 1/4" = 1'
(b) All Other Construction.
(1) Site plan, showing location on premises; minimum scale: 1" = 50'
(2) Grading plan showing existing and proposed elevations 1"=20' for plotted subdivisions. Plans must be stamped by a licensed engineer or surveyor, and submitted in a minimum 11" x 17" paper or blue print indicating all structures, including decorative or retention walls to be constructed thereon.
(3) Foundation and/or basement plans: 1/4" = 1'
(4) Floor plan of each other level: 1/4" - 1'
(5) Front, rear and side elevations: 1/4" = 1'
(6) Drainage plans as required by the Building Director.
(c) Information Required. Sufficient details to show method of assembly and construction. The above documents shall contain sufficient information to show that the proposed work will conform to the provisions of this Building Code and all other applicable laws, ordinances, rules and regulations. Each set of plans and specifications shall give the address of the project, name and address and telephone number of the owner, and of the person who prepared them.
(d) Site Restoration Plans. Complete site restoration, improvement and landscaping plans.
(e) Estimated Completion Time. The application shall indicate an estimated completion time.
