The gross area of a tract of land proposed to be developed under these overlay regulations shall be a minimum of ten (10) acres. Such tract of land may be owned, leased or controlled either by a single person or corporation or by a group of individuals or corporations. An application must be filed by the owner or jointly by owners of all property included in a project. In the case of multiple ownership, the approved site plan and related conditions including the phasing of development, shall be binding on all owners. For the purposes of this chapter, the gross area of a tract of land proposed to be developed under these regulations shall also be referred to as the "development site". (Ord. 2012-115.
