§ 150.139 AUTOMATIC SPRINKLER SYSTEMS; AUTOMATIC FIRE ALARMS.
   (A)   Automatic sprinkler systems.
      (1)   Automatic sprinkler systems shall be installed in all new assembly, educational, industrial, mercantile, storage, and office dwellings in excess of 5,000 square feet, except as provided for in divisions (A)(3) and (A)(4) of this section. Any existing building which makes additions, either through new construction or acquiring adjacent property to increase its total square footage to make a total area in excess of 10,000 square feet are to be totally protected by a sprinkler system.
      (2)   Automatic sprinkler systems shall be installed in all newly constructed multi-family dwellings. Any existing multi-family dwelling, building or structure which is destroyed, damaged or decayed to the extent that its value is reduced by 50% shall be required to install an automatic sprinkler system.
      (3)   An office occupancy shall not require a complete automatic sprinkler system, provided an adequate automatic fire detection system is installed. However, all basement areas, vertical chutes, corridors, below-grade areas and parking garages of office occupancies shall require automatic sprinkler systems.
      (4)   A dwelling, when of ordinary or wood construction not exceeding two stories in height, does not require automatic sprinkler systems, provided it is not a multi-family unit.
      (5)   Multi-family dwellings, or dwellings for four or more families, shall provide complete exit coverage to occupants, including the apartment side of the exit door leading to corridors, vertical chutes and stairwells.
      (6)   In addition to those buildings enumerated in divisions (A)(1) through (A)(4) of this section which require automatic sprinkler systems, sprinkler systems shall be required in all new construction or additional construction which increases the total square footage to make a total area in excess of 5,000 square feet.
      (7)   Automatic sprinkler systems shall be installed in all newly constructed multi-family dwellings. Any existing multi-family dwelling, building or structure which is destroyed, damaged or decayed to the extent that its value is reduced by 50% shall be required to install an automatic sprinkler system and fire alarm.
   (B)   Automatic fire alarms.
      (1)   Definitions.
         AUTOMATIC, as applied to fire protection devices, shall mean a device or system providing an emergency function without the necessity for human intervention and activated as a result of a predetermined temperature rise, rate of temperature rise or combustion products.
         FIRE ALARM SYSTEM. A system or portion of a combination system consisting of components and circuits arranged to monitor and annunciate the status of fire alarm or supervisory signal-initiating devices and to initiate the appropriate response to those signals.
      (2)   Required. An approved automatic fire alarm system installed shall be provided in all new buildings and structures and provide occupant notification in accordance with the International Fire Code subject to the exceptions provided in division (B)(3) of this section.
      (3)   Automatic fire alarm system shall be installed in all newly constructed buildings and structures and multi-dwellings and provide occupant notification in accordance with the International Fire Code, as amended.
      (4)   Automatic fire alarm system shall be installed should there be a change of ownership including buying and selling of property in accordance with the International Fire Code, as amended.
      (5)   Exceptions. Single family dwellings.
