(a) Area, frontage and yard regulations shall be the same as those in the adjacent or nearest zoning district, however where said lot is directly adjacent to or the same distance from two or more different residential district boundaries, the regulations of the more restrictive district shall apply.
(b) Where a public or semi-public use abuts a residential lot, the property owner may be required to provide screening as defined in this Zoning Code around side and rear lot lines.
