The purpose of the "I-1A" District is to accommodate businesses which require special criteria due to more intensive usage, heavy truck traffic, noise, glare of lights, or activities which because of special or unique characteristics, are incompatible with residential or business uses in other districts. This district also requires larger lot sizes and offers greater open space opportunities in order to provide a more environmentally sound commercial and industrial area. This district should apply to undeveloped tracts of land and to those lands annexed by the City after the effective date of this chapter.
