Minimum required for all uses:
(a) Area. The minimum area of any lot shall be forty thousand (40,000) square feet.
(b) Width. The minimum width of any lot at a distance fifty (50) feet back from the street right-of-way line shall be one hundred thirty (130) feet.
(c) Depth. The minimum depth of any lot shall be two hundred fifty (250) feet.
(d) Yards. The minimum front, side and rear yard dimensions shall be as follows:
(1) Front Yard. Each main building shall have a minimum front yard as follows:

(2) Side Yards. Two side yards shall be provided, each equal to a minimum of twenty-five (25) feet.
(3) Rear Yard. The minimum rear yard shall be thirty (30) feet.
(e) Screening. Where a business use abuts a residential lot, screening shall be provided by the property owner as defined in this Zoning Code along side and rear lot lines.
(f) Height. The maximum building height shall be three stories, not exceeding thirty-five (35) feet in height.
(g) Corner Lots. Corner lots shall be large enough to allow for the erection of buildings, observing the minimum front yard setback from both streets.
