1153.02 PERMITTED USES.
   The following uses are permitted in the "B-2A" Community Commercial District:
   (a)   All uses as permitted and regulated in the "R-3A" High Density Residential District.
   (b)   Retail businesses, business and professional services, personal services, and repair and rental services, as listed in the "B-1" Central Business District.
   (c)   Mixed use developments and mixed use dwellings.
   (d)   Neighborhood and community shopping centers in accordance with the provisions of Chapter 1185.
   (e)   Automobile, motorcycle, snowmobile or all-purpose vehicle sales and rental.
   (f)   Minor automobile repair, automobile tire shops, automobile wash/detailing and oil change facilities.
   (g)   Convenience stores, gas station mini-marts and gasoline service stations.
   (h)   Boat and recreational vehicle sales and rental.
   (i)   Garden centers or garden supply stores, nurseries and commercial greenhouses.
   (j)   Equipment sales and rental.
   (k)   Emergency medical service organizations.
   (l)   Commercial indoor recreation facilities.
   (m)   Manufactured home sales.
   (n)   Recycling collection points and donation collection bins.
   (o)   Hotels, motels and conference centers.
   (p)   Fast food restaurants with or without a drive through facility.
   (q)   Office buildings, business offices and administrative offices for charitable, fraternal, governmental and social organizations.
   (r)   Clubs, lodges, and community centers.
   (s)   Trade or vocational schools, and other instructional studios.
   (t)   Day spas.
   (u)   Small engine repair.
   (v)   Pet grooming and veterinary clinics, but not kennels.
   (w)   Churches, convents and monasteries.
   (x)   Signs but not billboards in accordance with the provisions of Chapter 1185.
   (y)   Assembling, finishing, cleaning or other processing of products which is clearly incidental to a permitted retail or service business, where goods so processed are to be sold exclusively on the premises, provided the total area devoted to such activities does not exceed one-third (1/3) of the total gross floor area devoted to the retail or service use.
   (z)   Accessory buildings and uses, including seasonal outdoor storage which are customarily incidental to a permitted principal use in accordance with the provisions of Chapter 1185.
   (aa)   Class II telecommunications facilities if co-locating on an existing public facility or existing telecommunications tower in accordance with the provisions of Chapter 1185.
   (bb)   Utility service facilities to the extent necessary to serve surrounding areas.
