(a) No lot area regulations shall apply, however yard regulations shall be as follows:
(1) Front Yard. Each main building shall have a minimum front yard as follows:

(2) Side Yards. Two side yards shall be provided, each equal to a minimum of ten (10) feet.
(3) Rear Yard. The minimum rear yard shall be twenty-five (25) feet.
(b) Where a business use abuts a residential lot, screening shall be provided by the property owner as defined in this Zoning Code along side and rear lot lines.
(c) The maximum building height shall be three stories, not exceeding thirty-five (35) feet in height.
(d) Corner lots shall be large enough to comply with the following requirements:
(1) The minimum width of a corner lot at a distance twenty-five (25) feet back from the front street right-of-way line shall be sixty-five (65) feet.
(2) The minimum side yard of the side facing the side street shall be fifteen (15) feet wide.
