Minimum required for all uses:
(a) Area. The minimum area of any lot shall be four thousand (4,000) square feet for single-family detached dwellings and single-family semi-detached dwellings. For each dwelling unit over two, there shall be at least five hundred (500) square feet of additional lot area.
(b) Width. The minimum width of any lot at a distance fifteen (15) feet back from the street right-of-way line shall be forty (40) feet for single-family detached dwellings and single-family semi-detached dwellings. For each dwelling unit over two, there shall be at least four (4) feet of additional lot width.
(c) Yards. The minimum front, side and rear yard dimensions shall be as follows:
(1) Front Yard. The minimum front yard setback shall be at least fifteen (15) feet from the street right-of- way line. Where a front yard setback line has been established by existing residences in the block, this line shall be followed, provided that in no case shall the front yard setback be more than thirty-five (35) feet.
(2) Side Yards. Two side yards shall be provided of not less than four (4) feet each. Buildings of three or more stories shall have six (6) feet additional for each side yard for each story over two.
(3) Rear Yard. The minimum rear yard shall be twenty-five (25) feet.
(d) Screening. Where a proposed townhouse, multi-family, or non-residential use abuts a lot containing a single- family detached dwelling or single-family semi-detached dwelling, screening shall be provided by the property owner as defined in this Zoning Code along side and rear lot lines.
(e) Height. The maximum building height shall be seven stories, not exceeding one hundred (100) feet in height.
(f) Corner Lots. Corner lots shall be large enough to comply with the following requirements:
(1) The minimum width of a corner lot at a distance fifteen (15) feet back from the street right-of-way line shall be fifty (50) feet.
(2) The minimum side yard on the side facing the side street shall be ten (10) feet wide.
