1143.04 AREA, FRONTAGE, HEIGHT AND YARD REGULATIONS.
   (a)   Minimum required for all uses not otherwise listed:
      (1)   Area. The minimum area of any lot shall be seven thousand five hundred (7,500) square feet.
      (2)   Width. The minimum width of any lot at a distance twenty-five (25) feet back from the street right-of- way line shall be sixty (60) feet.
      (3)   Depth. The minimum depth of any lot shall be one hundred (100) feet.
      (4)   Yards. The minimum front, side and rear yard dimensions shall be as follows:
         A.   Front Yard. The minimum front yard setback shall be at least twenty-five (25) feet from the street right-of-way line. Where a front yard setback line has been established by existing residences in the block, this line shall be followed, provided that in no case shall the front yard setback be less than twenty (20) feet nor more than forty (40) feet from the street right-of-way line.
         B.   Side Yards. Two side yards shall be provided, each equal to a minimum of ten (10) percent of the lot width, but not less than six (6) feet each.
         C.   Rear Yard. The minimum rear yard shall be thirty (30) feet.
      (5)   Height. The maximum building height shall be two and one-half stories, not exceeding thirty-five (35) feet in height.
      (6)   Corner Lots. Corner lots shall be large enough to allow for the erection of buildings, observing the minimum front yard setback from both streets.
   (b)   Minimum required for single-family semi-detached dwellings:
      (1)   Area. The minimum area of any lot shall be five thousand (5,000) square feet for each dwelling unit.
      (2)   Width. The minimum width of any lot at a distance twenty-five (25) feet back from the street right-of- way line shall be forty (40) feet for each dwelling unit.
      (3)   Depth. The minimum depth of any lot shall be one hundred (100) feet.
      (4)   Yards. the minimum front, side and rear yard dimensions shall be as follows:
         A.   Front Yard. The minimum front yard setback shall be at least twenty-five (25) feet from the street right-of-way line. Where a front yard setback line has been established by existing residences in the block, this line shall be followed, provided that in no case shall the front yard setback be less than twenty (20) feet nor more than forty (40) feet from the street right-of-way line.

      (1)   Area. The minimum area of any lot shall be three thousand (3,000) square feet for each dwelling unit.
      (2)   Width. The minimum width of any lot at a distance twenty-five (25) feet back from the street right-of- way line shall be twenty (20) feet for each dwelling unit.
      (3)   Depth. The minimum depth of any lot shall be one hundred (100) feet.
      (4)   Yards. The minimum front, side and rear yard dimensions shall be as follows:
         A.   Front Yard. The minimum front yard setback shall be at least twenty-five (25) feet from the street right-of-way line. Where a front yard setback line has been established by existing residences in the block, this line shall be followed, provided that in no case shall the front yard setback be less than twenty (20) feet nor more than forty (40) feet from the street right-of-way line.
         B.   Side Yards. The minimum side yard for end units shall equal a minimum of ten (10) percent of the lot width, but not less than twenty (20) feet each.
         C.   Rear Yard. The minimum rear yard shall be thirty (30) feet.

      (5)   Screening. Where a proposed single-family attached dwelling or single-family attached quad dwelling development abuts a lot containing a single-family detached dwelling or single-family semi-detached dwelling, screening shall be provided by the property owner as defined in this Zoning Code along side and rear lot lines.

      (6)   Height. The maximum building height shall be two and one-half stories, not exceeding thirty-five (35) feet in height.
      (7)   Corner Lots. Corner lots shall be large enough to allow for the erection of buildings, observing the minimum front yard setback from both streets.
      (8)   Active Play Area. In addition to the required lot area and yards, one hundred fifty (150) square feet of active play area per dwelling unit shall be provided. (Ord. 1992-20. Passed 4-21-92.)
      (9)   Number of Units.For single-family attached dwellings, no less than three (3) and no more than eight (8) dwellings shall be permitted in a unit or group. (Ord. 2011-70. Passed 10-11-11.)
   (d)   Minimum required for multi-family structures or garden apartments:
      (1)   Area. The minimum area of any lot shall be two thousand five hundred (2,500) square feet per dwelling unit.
      (2)   Yards. The minimum front, side and rear yard dimensions shall be as follows:
         A.   Front Yard. The minimum front yard setback shall be at least twenty-five (25) feet from the street right-of-way line.
         B.   Side Yards. The minimum side yard setback shall be fifty (50) feet from property boundary lines. The minimum distance between principal buildings shall be sixty (60) feet.
         C.   Rear Yard. The minimum rear yard setback shall be fifty (50) feet from property boundary lines. (Ord. 1992-20. Passed 4-21-92.)
      (3)   Screening. Where a proposed garden apartment development abuts a lot containing a single-family detached dwelling or single-family semi-detached dwelling, screening shall be provided by the property owner as defined in this Zoning Code along side and rear lot lines.

      (4)   Height. The maximum building height shall be three stories, not exceeding thirty-five (35) feet in height.
      (5)   Length. The maximum building length shall not exceed one hundred fifty (150) feet.
      (6)   Active Play Area. In addition to the required lot area and yards, two hundred (200) square feet of active play area per dwelling unit shall be provided.
      (7)   Number of Units. The maximum number of dwelling units permitted shall be determined on the basis of two thousand five hundred (2,500) square feet of lot area per dwelling unit, exclusive of public rights-of-way.
