Minimum required for all uses:
(a) Area. The minimum area of any lot shall be five thousand (5,000) square feet.
(b) Width. The minimum width of any lot at a distance twenty- five (25) feet back from the street right-of-way line shall be fifty (50) feet.
(c) Yards. The minimum front, side and rear yard dimensions shall be as follows:
(1) Front Yard. The minimum front yard setback shall be at least twenty-five (25) feet from the street right- of-way line. Where a front yard setback line has been established by existing residences in the block, this line shall be followed, provided that in no case shall the front yard setback be less than fifteen (15) feet nor more than thirty-five (35) feet from the street right-of-way line.
(2) Side Yards. Two side yards shall be provided, each equal to a minimum of ten (10) percent of the lot width, but not less than five (5) feet each.
(3) Rear Yard. The minimum rear yard shall be twenty-five (25) feet.
(d) Height. The maximum building height shall be two and one-half stories, not exceeding thirty-five (35) feet in height.
(e) Corner Lots. Corner lots shall be large enough to comply with the following requirements:
(1) The minimum width of a corner lot at a distance twenty-five (25) feet back from the front street right-of-way line shall be sixty-five (65) feet.
(2) The minimum side yard on the side facing the side street shall be fifteen (15) feet wide.
