(A) Establishment of districts. For purposes of this chapter, the city shall be divided into the following districts:
(1) R-1, Single-Family Residential District;
(2) R-2, Two-Family Residential District;
(3) R-6, Multiple-Family Residential District;
(4) B-2, Highway Commercial Business District;
(5) MU-BR, Mixed Use - Business Residential District;
(6) MU-BI, Mixed Use - Business Industrial District;
(7) I, General Industrial District; and
(8) PUD, Planned Unit Development.
(B) Zoning district map. The boundaries of these districts are hereby defined and established as shown on the zoning district map which accompanies this chapter. Said map with all explanatory matter thereon is hereby made a part of this chapter. See zoning map in the following section.
(C) Interpretation of district boundaries. Where uncertainty exists with respect to the boundaries of any zoning district indicated on the zoning district map, the following rules shall apply.
(1) Boundaries indicated as approximately following the centerlines of streets or highways shall be construed as following the centerlines of streets or highways.
(2) Boundaries indicated as approximately following lot lines shall be construed as following such lot lines.
(3) Boundaries indicated as approximately following city boundary lines shall be construed as following such city boundaries.
(4) Boundaries indicated as approximately parallel to the centerlines of streets or highways shall be construed as being parallel thereto and at such distance therefrom as may be indicated on the zoning districts map. If no distance is given, such dimensions shall be determined by the use of the scale shown on the zoning district map.
(5) Boundaries following the shoreline of a stream, lake or other body of water shall be construed to follow the ordinary high water elevation and in the event of change in the shoreline shall be construed as moving with the high water elevation. Boundaries indicated as approximately following the centerline of streams, rivers, channels or other bodies of water shall be construed to follow such centerlines.
(6) Where the application of the aforementioned rules leaves a reasonable doubt as to the boundaries between two districts, the regulations of the more restrictive district shall govern the entire parcel in question, unless otherwise determined by the City Council after recommendation from the Park/Planning Commission.
