(A) Utility easements shall be provided where needed across lots or centered on rear or side lot lines where necessary and shall total at least ten feet wide.
(B) (1) Where a subdivision is traversed by a watercourse, drainage way, channel or stream, there shall be provided a storm water easement or drainage easement conforming substantially with the lines of such watercourse.
(2) Additional easement width may be required for maintenance or construction of the watercourse.
(C) Where a pond or lake exists or is created in a subdivision, there shall be provided a drainage easement conforming substantially with the expected high water line of the waterbody. Lots shall be platted to include the waterbody on one or more lots, but in no case shall a separate lot be created for the waterbody alone in such a manner as to preclude the construction of a structure thereon equal in size or value to the structures in the remainder of the plat.
(D) (1) The city shall apply National Urban Run-Off Program (NURP) standards for the design of required storm water ponds. A copy of said standards is on file in the office of the City Engineer.
(2) Subdivision development shall conform to the current MPCA storm water management regulations to reduce non-point source pollution loadings in storm water run-off. A copy of said standards is on file in the office of the City Engineer.
