§ 156.19 DRAWING REQUIREMENTS.
   The following data shall be required on or incorporated into all exhibits submitted in conjunction with this application.
   (A)   Sketch plans.
      (1)   Tract boundaries;
      (2)   North point and scale;
      (3)   Streets on and adjacent to the tract;
      (4)   Significant topographical and physical features;
      (5)   Proposed general street layout; and
      (6)   Proposed general lot layout with appropriate lot sizes.
   (B)   Preliminary plat.
      (1)   Proposed name of subdivision, which name shall not duplicate or be similar to the name of any other plat within the county;
      (2)   Legal description;
      (3)   Names and addresses of the owner, subdivider, surveyor and designer of the plat; if the subdivider is not the fee owner of land, the subdivider shall submit the written consent of the fee owner to the filing of the preliminary plat;
      (4)   Graphic scale of not more than 100 feet to an inch;
      (5)   North point;
      (6)   Date of preparation;
      (7)   Certification by surveyor certifying to the correctness of the boundary survey;
      (8)   Boundary line of proposed subdivision clearly indicated;
      (9)   Existing zoning classification, if any;
      (10)   Proposed zoning classification, if to be revised;
      (11)   Total approximate acreage;
      (12)   Location, width and names of all existing or previously platted streets or other public rights-of-way showing type, width and condition of improvements, if any, railroad and utility rights-of- way, parks and other public spaces, permanent buildings and structures, and easements, all within a distance of 100 feet beyond the tract boundaries; such data as street grades, invert elevations and locations of catch basins, manholes and hydrants, sanitary sewer lines and water mains, if any;
      (13)   Boundary lines of adjoining subdivided or undivided land within 100 feet, identifying by name and ownership all such lands;
      (14)   Topographic data, including contours at vertical intervals of not more than two feet, watercourses, marshes, wooded areas, rock out-croppings, power transmission poles and lines and other significant features;
      (15)   All elevations, topography and vertical control data shall be adjusted to U.S. geodetic survey data;
      (16)   Locations, dimensions and purpose of any easements;
      (17)   An identification system for all lots and blocks;
      (18)   Sites, if any, to be reserved for parks, walkways or other public uses and the areas in acres thereof;
      (19)   Minimum building setback line on all lots and other sites with the scaled width of the lot shown at the setback line;
      (20)   Protective or restrictive covenants, if any, in a form for recording on a separate sheet;
      (21)   Other information such as certificates, affidavits, endorsements, photographs or data as may be required by the Park/Planning Commission, on a separate sheet;
      (22)   Typical street sections together with centerline profiles of proposed grades on a separate sheet;
      (23)   Soil survey map information and soil borings, if required by Engineer;
      (24)   Source of water supply;
      (25)   Statement of sewage disposal methods;
      (26)   Plans or program for storm water, drainage and flood control;
      (27)   Approximate area in square feet and dimensions of all lots;
      (28)   Street names; and
      (29)   Landscape and erosion control plan.
   (C)   Final plat.
      (1)   The final plat shall be on sheets 20 inches wide and 30 inches long and shall be at a scale of one inch equals 100 feet unless specific approval for the use of a different size or scale is granted and shall in all other respects conform with the applicable statutes of the state and with the requirements of the county’s Surveyor’s office.
      (2)   For large subdivisions, the final plat may be submitted for approval progressively in contiguous sections of the preliminary plat, each of which is satisfactory to the Council.
      (3)   The subdivider shall provide the city one reproducible intermediate copy of the final plat (this may be sepia intermediate) on which the computed net area of each individual lot has been indicated to the nearest square foot. This intermediate copy shall be signed and certified by a registered land surveyor or professional engineer that the areas shown thereon are true and correct and that the calculations were made by him or her, or under their direct supervision.
