(A) The property owner is responsible for the continuing compliance with all provisions of this chapter.
(B) No lot shall be divided in such a manner so that the resulting new lots are in conflict with any provisions of this chapter, including, but not limited to, setbacks, lot size, open space, buffer areas, greenbelt, building area, the space occupied by buildings, lot measurements (width, depth), accessory buildings and uses, parking space, vegetation belt or yard.
(C) Setbacks, open space, buffer areas, greenbelt, building envelope, vegetation belt apply uniformly within each respective zoning area to all uses, structures and buildings except that the following can be located anywhere on a lot except as noted:
(1) Terraces, retaining walls;
(2) Flag poles;
(3) Hydrants;
(4) Arbors, trellises, trees, plants, shrubs;
(5) Playground equipment, outdoor cooking equipment;
(6) Walkways, mobility ramps and steps; and
(7) Paved, concrete and improved driveways.
(D) On all new dwelling structures, all roof overhangs on gable ends shall extend a minimum of 12 inches beyond the adjoining wall. All roof overhangs on eaves on pitched sides shall extend to minimum of 18 inches beyond the adjoining wall. Low pitched roofs, two vertical inches for each 12 horizontal inches and less should have a minimum of 18 inches overhang on all sides.
(E) (1) On all accessory buildings, structures with a building area greater than 350 square feet, and less than or equal to 600 square feet; all roof overhangs on gable ends shall extend to a minimum of six inches beyond the adjoining wall.
(2) All roof eaves shall extend a minimum of 12 inches beyond the adjoining wall.
(F) On all new accessory building structures with a building area of greater than 600 square feet, roof overhangs listed in division (E) above shall apply unless roof overhangs are constructed to match the dimensions of an existing dwelling structure on the same building lot.
(G) Modular homes and manufactured/mobile homes shall have roof pitches no less than five vertical inches for each 12 inches horizontal inches. Additions to existing dwelling structures may continue the roof pitch of the original structure.
(H) Short-Term Rentals are only allowed in the Single-Family Residential zone unless otherwise excluded by a Homeowner's Association (HOA) or equivalent legal entity.
