(A) The town reserves the right to inspect the property at any time to assure that the quality of construction meets requirements and is in conformance with approved plans. The property owner grants the town that right by requesting a permit. The approved set of project plans is to be kept at the project site and made available to persons performing inspections for the town. The town may conduct inspections with its own staff or may hire consultants to assist. It is the responsibility of the property owner, applicant, or their authorized representative to obtain the required inspections and provide documentation to the town, either through the town or a certified building inspector hired by the owner, applicant, or authorized representative. If a re-inspection or special inspection by an outside professional or consultant is required, it is the property owners, the applicant, or their authorized representative's responsibility to pay for these inspections.
(B) The property owners or contractors representing the property owners are responsible for notifying the town when certain phases of construction (identified below) have been completed and are ready for inspection.
(1) Footing inspection: after footing is formed and reinforcing in place but before pouring concrete.
(2) Foundation wall inspection: after foundation is formed and reinforcing in place but before pouring concrete.
(3) Sub slab (underground) inspection: any item that requires inspection and testing prior to concealing.
(4) Shear wall nailing inspection: prior to concealing.
(5) Roof nailing inspection: prior to concealing.
(6) Dry-in inspection: roof, windows and walls.
(7) Four-way inspection.
(a) Framing, HVAC, plumbing: prior to concealing, but if modular, prior to setting on foundation.
(b) Electrical: copy of inspection signed off by the State Department of Fire Prevention and Electrical Safety and a copy received by the town.
(c) Insulation inspection: prior to concealing.
(d) Sheetrock fastener inspection: prior to concealing.
(8) Final inspection: plumbing, mechanical, electrical and life safety items.
