§ 151.12 EXEMPTIONS.
   The following conveyances shall be exempt from the provisions of this chapter and shall not constitute a subdivision:
   (A)   The parcel was a separate lot of record prior to the effective date of this chapter;
   (B)   The parcel was the subject of a written agreement to convey entered into prior to the effective date of this chapter;
   (C)   The parcel is described by metes and bounds, is not less than 10 acres in area and 300 feet in width, does not result in the division of the parcel into 2 or more parcels, any 1 of which is less than 5 acres in area or 300 feet in width, and does not necessitate the dedication of a public right-of-way;
   (D)   The parcel relates to a division of a lot which is a part of a recorded plat where the division is to permit the adding of a parcel of land to an abutting lot and will not cause the other remaining portion of the lot to be in violation of this chapter or the zoning regulations.
