No conveyance of 1 or more parcels in which the land is described by metes and bounds or by reference to an unapproved registered land survey shall be recorded if the parcels are less than either 5 acres or less in area or 300 feet in width, unless such parcel was a separate parcel of record or was the subject of a written agreement to convey entered into prior to the effective date of this chapter.
