10-3-2: PRELIMINARY PLAT STANDARDS:
   A.   Every preliminary plat application shall include one or more maps, the horizontal scale of which shall not be less than fifty feet (50') to one inch (1") or more than one hundred feet (100') to one inch (1"), together with written data in such form that when the maps and written data are considered together they shall fully and clearly disclose the following information:
      1.    The name of the proposed subdivision.
      2.    The legal description of the land contained within the subdivision.
      3.    The names, mailing addresses, and telephone numbers of all persons, firms, and corporations holding interests in said lands. All corporations shall furnish a copy of the last annual corporate report, as filed with the secretary of state.
      4.    A title report from a licensed Idaho title company showing the names and mailing addresses of all property owners whose property is within or adjacent to an area bounded by the lines three hundred feet (300') from the external boundary of the entire proposal, excluding right of way, and two (2) sets of addressed mailing labels.
      5.    The name, mailing address, and telephone number of the engineer, surveyor, or other person that prepared the plat.
      6.    The location of the boundary lines of the proposed subdivision in relation to section, quarter section, and quarter-quarter section lines and any adjacent corporate boundaries of the city which are part of the legal description of the property.
      7.    The scale of the plat and an indication of the north direction.
      8.    The boundaries and approximate dimensions of all blocks and lots within the proposed subdivision together with numbers proposed to be assigned each block and lot.
      9.    The number of lots, the smallest, largest, and average lot area within the proposal site, and the total acreage of the entire proposal area.
      10.   The location, names, and width of all existing and proposed streets, roads, and easements within and adjacent to the proposed subdivision, with proposed location of streetlights and traffic control devices.
      11.    The developer's signed statements of proposed provision for domestic water supply, sewage disposal and storm water management, together with the proposed location of fire hydrants, the location and size of water and sewer lines, including all operational materials needed to complete the system.
      12.    A sketch of the general vicinity in which the land proposed for subdivision lies, showing the boundaries of lots, parcels, roads and street rights of way that border the proposed subdivision.
      13.    Contours at two (2) or five foot (5') intervals, depending upon existing topography, referenced to city elevation monuments, to show the general topography, significant topographical features, wetlands, environmental sensitive areas; the location of floodways, and 100-year flood boundaries as determined by the federal emergency management agency and natural drainage pattern of the area proposed for subdivision.
      14.    A copy of all existing and proposed restrictive covenants that are, or will be, imposed upon the land.
      15.    The developer's signed statement of proposed provisions for gas, electricity and telephone together with the proposed location of gas, electric and telephone lines.
      16.    The location and identification of each and every variance from the provisions of this title or the zoning ordinance requested by the subdivider.
      17.    "Impact studies" as defined herein, as deemed appropriate by the planning and zoning commission or administrator.
      18.    Identification of existing and adjoining zoning classification of the affected property.
      19.    A written statement by applicant identifying proposed phasing and completion schedule. (Ord. 427, 7-30-1998)
