8-4-1: DEFINITIONS:
BUILDING INSPECTOR: The official building inspector of the city of Spirit Lake.
CITY: The city of Spirit Lake, Idaho.
DEVELOPER: Any individual person, firm, trust, partnership, or private association or corporation undertaking the venture of improving and/or building a structure upon a lot.
HUD 3280: The code of federal regulations, housing and urban development part 3280, manufactured home construction and safety standard.
LOT: For the purpose of this chapter, a "Lot" is a parcel of land at least sufficient in size to meet the minimum zoning requirements for use, coverage, and area and to provide such yards and other open spaces as herein required. Such lots shall have frontage on an improved street or thoroughfare and may consist of:
   A.   A single lot of record.
   B.   A portion of a lot of record.
   C.   A combination of complete contiguous lots of record, and portions of lots of record, and/or of contiguous portions of lots of record under one owner.
   D.   A parcel of land described by metes and bounds, provided that in no case of division or combination shall any residual lot or parcel be created which does not meet the requirements of this chapter.
MANUFACTURED HOME: A structure constructed since June 15, 1976, that bears the seal of the U.S. department of housing and urban development (HUD) indicating it has met the manufactured home construction and safety standards of the U.S. department of housing and urban development or the uniform building code and when erected on site is seven hundred (700) or more square feet of exterior measurement and which is built on a permanent chassis and designed to be used as a dwelling with a permanent foundation, or "pit set" with tongue and axles removed when connected to the required utilities, and includes the plumbing, heating, air conditioning, and electrical system contained within.
MANUFACTURED HOME AREA: An area of definite dimensions which has been planned and improved for the placement of manufactured homes exclusively, and within which the individual lots which comprise it are offered for sale.
MANUFACTURED HOME PARK: Any lot or tract of land or contiguous lots under single ownership, upon which two (2) or more manufactured home habitations are parked, either free of charge or for revenue purposes; including any roadway, building, structure, vehicle or enclosure used as part of the facilities of such park.
NFPA 501A: The publication, Installation of Manufactured Homes Including Manufactured Home Park Requirements, (which will be applied to manufactured home parks for the purpose of this chapter) NFPA 501A 1977, or the most current edition, published by the National Fire Protection Association (NFPA) and the Manufactured Housing Institute (MHI) and excluding this publications's definitions of a manufactured home, manufactured home park.
PERSON: An individual, firm, trust, partnership, or public or private association or corporation.
SITE AREA: Shall apply to the applicable zone.
SUBSTANDARD TRANSPORTABLE DWELLING: Any motor home, travel trailer, camping trailer, recreational vehicle or any other factory built transportable dwelling unit which is not constructed in conformance with HUD 3280, and/or which has an exterior measurement of less than four hundred (400) square feet.
