§ 2 PREFERRED DEVELOPMENT DESIGN STANDARDS IN THE CC DISTRICT.
   (A)   A non-traditional convenience store/gas station that contains a “railroad-themed” architecture style (picture (A)(1)). Note how the wide roof soffits, roof brackets supports and natural materials used in the exterior of the convenience store are similar to that of the depot (picture (A)(2)).

   (B)   Modern buildings. A large retail use that has a significant amount of fenestration including arched windows and brick faade (picture (B)(1)). This building has architectural features similar in nature to structures at Spencer Shops (picture (B)(2)).

   (C)   On street parking, buildings compliment others along entire street frontage.
 
   (D)   Streetscape is alive. Earth tone building materials, reasonable scale relative to sidewalk; tasteful signage; ample fenestration; and recessed entry.
 
 
   (E)   Walkable, pedestrian amenities including street trees, benches, trash receptacles and decorative lighting.
 
 
   (F)   Building addresses the street and is welcoming to the pedestrian with appropriate fenestration. Signage and awnings cater to “walkability”. Corporate image is present, but subdued.
 
 
   (G)   Combination of building materials and architectural treatment echo history of Spencer and architectural elements present “railroad style” architecture.
