§ 1 EXISTING AND PAST DEVELOPMENT IN THE CC DISTRICT. 
   (A)   Two-story building fronts the street and is constructed with features that echo the town’s past. Streetscape is inviting and includes turn of the century lighting along pedestrian walkways.
 
 
   (B)   Homes are reasonably set back from the road, well landscaped and mirror development from an earlier time.
 
   (C)   Spencer Shops prominently symbolizes the town’s architecture theme. It is a two-story brick building, with ample fenestration.
 
   (D)   An example of Spencer’s original downtown architectural style: two and three story attached brick buildings; fenestration on all stories; awnings and canopies intermittently utilized; recessed doorways and articulated masonry patterns.
 
   (E)   Public buildings with well designed entrance and landscaping; uses earth tone building materials and is both oriented and located close to the street.
