Unless otherwise provided in this chapter, each development in the A Residential District shall be subject to the following regulations:
(A) Minimum lot area: 6,000 square feet;
(B) Minimum lot width: 50 feet;
(C) Maximum height: three stories or 45 feet;
(D) Front yard setback: 25 feet except as provided on residential properties abutting North Grand Avenue north of 11th Street and south of 18th Street, the front yard setback shall be 75 feet;
(E) Side yard setback:
(1) One-story: six feet;
(2) Two-story: eight feet; and
(3) Three-story: ten feet.
(F) Rear yard setback: 20 feet; and
(G) Maximum lot coverage: 70%.
