For the purpose of this chapter, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
ADMINISTRATIVE OFFICIAL. The officer appointed by the city to administer this chapter.
BOND. A security consisting of a cash deposit, surety bond, personal guarantee, collateral, property or instrument of credit in an amount and form satisfactory to and approved by the Common Council whenever a bond is required by this chapter.
CITY ENGINEER. The person designated by the Common Council to furnish engineering assistance for the administration of this chapter.
CUL-DE-SAC. A local street with only one outlet and having an appropriate turn-around at its terminus for the safe and convenient reversal of traffic movement.
DEDICATION. The designation and formal transfer of land to the governing body for use by the public.
EASEMENT. A grant of the right to use land for specific purposes.
FINAL PLAT. The map, plan or record of subdivision and any accompanying material, as described in this chapter.
LOT. A tract, plot or portion of subdivision or other parcel of land intended as a unit for the purpose, whether immediate or future, of transfer of ownership or of building development.
LOT LINE REVISION. The re-subdivision of an existing platted lot for the purpose of adjusting boundary lines.
LOW DENSITY. Subdivisions having an average density of one and one-half lots per acre or less.
MAJOR STREET PLAN. The map showing the streets and highways laid out, adopted or established by law, any amendments or additions thereto resulting from the approval of subdivision plats and the subsequent filing of such approved plats.
MAJOR SUBDIVISION. All subdivisions of four or more lots.
MINOR SUBDIVISION. Any subdivision containing not more than three lots.
PRELIMINARY PLAT. The map, plan or record of proposed subdivision and any accompanying material approved by the Common Council in advance of the submission of a final plat.
SKETCH PLAN. The preliminary drawing or drawings, referenced in this chapter, indicating the proposed manner and layout of the subdivision to be submitted for approval.
STREET, COLLECTOR. A road intended to move traffic from residential streets to minor arterials.
STREET, MAJOR ARTERIAL. A road of considerable continuity, which is primarily a through-traffic artery for interconnection among large areas.
STREET, MINOR ARTERIAL. A road supplementary to the major streets and primarily a means of interconnection between minor traffic-generating areas. These streets carry traffic from collector streets to the major arterial streets.
STREET, RESIDENTIAL. A lane, minor, major or low-density residential street intended to provide access to other roads from abutting properties.
SUBDIVISION. Any land, vacant or improved, which is divided or proposed to be divided into two or more lots, parcels, sites, units, plots or interests for the purpose of offer, sale, lease or development, including re-subdivision. SUBDIVISION includes the division of land, whether by deed, metes and bounds description, devise, intestacy, lease, map, plat or other recorded instrument.
TIME. Days for public notice and shall include the day of notice but not the day of hearing and shall include weekends and holidays.
