1481.02 REQUIREMENTS OF PLAN AND APPROVAL.
   Upon receipt of an application for a building permit for the development of property within the Village for any of the uses described in subsections (a) and (b) hereof, the Building Department shall notify the Village Engineer of such proposed development. When, in the opinion of the Engineer, such development may result in significant diversion or exacerbation of storm water runoff for the property to be developed, or adjoining properties, then the Engineer shall notify the developer of the necessity to submit a Plan for approval by the Engineer setting forth the manner for storm water detention to be utilized for the development. In any case wherein the Engineer has so determined the necessity for the submission of a storm water detention Plan, no building permit may be issued for such proposed development until the Village Engineer has approved such Plan in accordance with the standards set forth in this chapter.
   The types of uses which will require notification of the Engineer by the Building Department are:
   (a)    All commercial (including office, medical, retail, warehouse, or similar use), industrial, recreational, institutional, public or other non-residential developments within the Village regardless of size. Development shall be deemed to include any improvement to land located in the Village proposed subsequent to the effective date of this chapter, or when structures, as defined in the Zoning Code, are added or expanded or enlarged, or where impervious surfaces or other similar improvements are proposed to be located on land in the Village.
   (b)    All multi-family or elderly assisted living center buildings proposed after the effective date of this chapter. (Ord. 1990-13. Passed 2-12-90.)
