§ 158.116 PERMITTED USES.
   (A)   Accessory buildings and uses of structures customarily incidental to any permitted use, provided the structures shall not be located in any required front or side yards and no structure shall be less than ten (10) feet from any property line or principal building;
   (B)   Agricultural uses such as general farming, dairy farming, truck farming, pasture, grazing, outdoor plant nurseries, horticulture, forestry, wild crop harvesting, vineyards and orchards;
   (C)   Animal hospitals and veterinary clinics;
   (D)   Automotive servicing including gasoline, repair, wrecker services and towing services;
   (E)   Dwelling units in connection with permitted or permissible use or structure located on the same premises therewith;
   (F)   Group development industrial group development subject to the provisions of § 158.136;
   (G)   Junk yards, salvage yards, scrap yards, and second-hand materials operations, including processing, display and sale thereof;
   (H)   Laundry and dry cleaning processing plants;
   (I)   Lumber and building supply yards, yards for storage of contractors equipment and supplies, outdoor storage of materials, supplies or equipment.
   (J)   (1)   Light manufacturing such as bakeries, dairy processing, soft drink bottling, dry cleaning plants and electronic production; and
      (2)   Manufacturing plants, processing plants, and industrial uses which would not produce excessive noise, excessive vibration, excessive smoke or particulate matter in the atmosphere, offensive odors, excessive levels of toxic or noxious matter in the atmosphere or in the water bodies, dangerous levels of radiation, hazards of fire or explosion, excessive humidity, heat, or glare, or electromagnetic interference, or other similar conditions which would be incompatible with adjacent development outside of the industrial district in which the use is located. Where reasonable doubt exists as to whether or not a particular use may exceed the limitations described above, the Zoning Administrator may refer the question to the Zoning Board of Appeals for determination.
   (K)   (1)   Offices, storage yards, and other facilities of the building trades such as building, mechanical or electrical contractors; and
      (2)   Business offices associated with, and secondary to, individual industrial uses within the district.
   (L)   Public buildings and land use of a governmental or administrative nature;
   (M)   Public utilities, including all facilities, structures, or uses associated therewith;
   (N)   Quarrying, such as sand and gravel extraction, provided that:
      (1)   The proposed operation will be visually and acoustically inconspicuous from developed residential property;
      (2)   Trucks and other vehicles connected with the operation will not use residential service streets in entering and leaving the site; and
      (3)   The utility of the site for other uses in the future will not be destroyed by the proposed operation.
   (O)   Scientific, technical and medical laboratories and research facilities;
   (P)   Signs, subject to the provisions of § 158.137;
   (Q)   Storage yards;
   (R)   Trade schools and technical schools engaging in activities of an industrial nature;
   (S)   Truck terminals;
   (T)   Radio and television stations;
   (U)   Warehousing, wholesaling, bulk storage, supply, and distribution;
   (V)   Wholesale establishments; and
   (W)   Any other industrial uses not specifically mentioned above which will harmonize with the character and purpose of this district. Where reasonable doubt exists as to whether or not a particular use harmonizes with the character and purpose of the district, the Zoning Administrator may refer the question to the Zoning Board of Appeals for determination.
