§ 158.087 R-2 RESIDENTIAL DISTRICT (DUPLEX).
   (A)   Purpose. To establish a medium density, duplex residential district, exclusive of commercial and industrial uses, which will protect property in the district from depreciating effects of incompatible land uses.
   (B)   Permitted uses.
      (1)   Single-family and 2-family dwellings on individual lots, and in group housing projects subject to § 158.135;
      (2)   Accessory buildings and uses of structures customarily incidental to any permitted uses, provided no accessory structure shall be located in any required front yard or side yards and the structure shall be less than five (5) feet from any property line or principal building;
      (3)   Churches and other places of worship, including Sunday schools and other educational buildings;
      (4)   Schools;
      (5)   Public and semi-public recreational facilities and uses not operated for profit, which may include parks, playgrounds, country clubs, community centers, neighborhood building;
      (6)   Home occupations subject to the provisions of Chapter 116, Home Occupations.
      (7)   Signs subject to the provisions of § 158.160 et seq.;
      (8)   Nursery or kindergarten schools provided all state requirements are met and subject to the provisions of § 158.139; and
   (C)   Churches. Churches, private schools, and recreational facilities located in mobile homes shall be considered as mobile homes, and not as churches, schools or recreational facilities.
   (D)   Permitted special exceptions.
      (1)   Public utilities, transformer stations, water tanks, and towers, electrical transmission lines and towers, telephone exchanges with no vehicle or equipment storage;
      (2)   Nursing or convalescent homes;
      (3)   Private, non-profit clubs and lodges;
      (4)   Libraries;
      (5)   Hospital or medical treatment facilities;
      (6)   Governmental buildings and uses, except those used for corrections and penology; and
      (7)   Mobile/manufactured homes to be skirted with commercial skirting material or masonry perimeters within 90 days from the date of the zoning permit issued.
