(A) Final plat approval of a private road subdivision can be given only after completion of the following items. This approval is required before any property can be conveyed and therefore allows the plat of the project to be recorded in the RMC office.
(1) The road maintenance agreement must be recorded with the plat at which time the Department of Planning and Development will require verification that the restrictions are being placed on the property owners adjoining the road.
(2) Construction of the road and storm drainage system to the satisfaction of the Planning Engineer.
(3) If utilized, completion of any water or sewer systems. These improvements may be bonded, however, the road and storm drainage systems must be completed.
(4) Installation of traffic control and street name signs indicating each road to be a privately maintained road. Installation standards for these signs should be obtained from the Planning Engineer's Office.
(B) All projects, including subdivisions, are reviewed by the Lexington County Planning and Development staff in the order in which they are submitted. Since the staff review of private road subdivisions must be completed before they can be placed on the Planning Commission agenda, it is important that engineering drawings and road agreements be prepared and submitted several weeks before the next Commission meeting. The Planning Commission meets on the Tuesday immediately preceding the third Wednesday of each month and the agenda is finalized and prepared for mailing on the Tuesday one (1) week prior to the meeting.
