10-3:   SIGNS PERMITTED IN RESIDENTIAL USE DISTRICTS:
It shall be unlawful for any person to erect or cause to be erected any sign in a residential use district designated now or hereafter established in the zoning ordinance except the following, and no sign hereinafter permitted pursuant to this section shall be illuminated unless otherwise provided.
   A.   A name and address sign identifying the owner or occupant of a building dwelling unit, provided the surface area does not exceed four (4) square feet. Such signs shall be permitted to be illuminated. Address signs when located on a property of five (5) acres or more shall not exceed twelve (12) square feet in area.
   B.   Residential real estate signs; including but not limited to "For Sale", "For Rent", "For Lease", "Garage Sale", and "Estate Sale" signs are subject to the restrictions as required under section 10-4 of this chapter.
   C.   A sign pertaining to the lease or sale of a development of at least five (5) acres or more upon which the sign is located, provided such sign shall not exceed thirty two (32) square feet single face or sixty four (64) square feet multi- face, with a twelve foot (12') maximum height per development. No off-site signs shall be permitted.
   D.   Temporary signs pursuant to subsection 10-4D of this chapter not to exceed two (2) square feet in area on each of the two (2) display surfaces for a period not to exceed thirty (30) days.
   E.   One sign only, identifying a contractor, architect, engineer, and subcontractors engaged in the construction of a building upon the property which the sign is located, provided such sign shall not exceed twelve (12) square feet in area and no more than six feet (6') in height. Such signs shall be removed within thirty (30) days following initial occupancy of said building.
   F.   One identification sign, not to exceed forty five (45) square feet in area, for the following uses: church, private park, private recreation building, private school, hospital and home for the aged or similar institutions. Such sign shall be solely for the purpose of displaying the name of the institution and/or its activities or services and may be illuminated.
   G.   Other than those signs specifically permitted in this chapter, commercial signs of any type are hereby prohibited on residential properties. (Ord. 2018-1173, 2-8-2018)
