6A-1: PURPOSE:
The purpose of the Planned Unit Development District in the village is to encourage a better and more imaginative design of mixed use building forms and site planning for tracts of land exceeding sixty (60) acres than is possible under the more conventional zoning regulations. Designation of a Planned Unit Development District pursuant to the home rule powers of the village of South Barrington shall promote high quality buildings, architecture, design, and landscaping that is adapted to the natural features of such sites. Such planned unit developments shall be compatible with the surrounding land uses and significant architectural features in the village. The plan commission may recommend, and the corporate authorities may require, any reasonable condition or design consideration which will promote proper development in this district.
The following objectives are sought through use of the planned unit development process:
   A.   To permit maximum choice in the types of environment available to the public by allowing a development that would not be possible under the strict application of the other sections of the village code and/or village zoning ordinance;
   B.   To promote a creative approach to the use of land and related physical facilities that results in better design and development, with the inclusion of aesthetic amenities;
   C.   To combine and coordinate architectural styles, building forms, and building relationships, including, when appropriate, mixing different relationships and uses in an innovative design;
   D.   To encourage a pattern of development to preserve natural vegetation, topographical and geological features, and environmentally appropriate features;
   E.   To create a method for the permanent preservation of common open space for the continued use and enjoyment of the residents of the development;
   F.   To provide for more usable and suitably located recreation facilities, schools, and other public and private facilities;
   G.   To promote the economical use of land and the installation and maintenance of utilities, street improvements, structures and other facilities;
   H.   To encourage a land use which promotes the public health, safety, comfort, morals, and welfare; and
   I.   To provide an environment of stable character compatible with surrounding areas in the village.
The planned unit development is intended to provide for projects in excess of sixty (60) acres that incorporate a variety of mixed but related uses which are planned and developed or redeveloped as a unit. The planned unit development should provide amenities not otherwise required by law and often establishes facilities and open space greater than the minimum required by law.
