11-3-2: LOT DESIGN AND STANDARDS:
   A.   Zoning Compliance: Lots proposed for residential use shall be designed and platted in accordance with all requirements of the zoning ordinance of the village.
   B.   Standards:
      1.   All side lot lines shall be at right angles to the straight street lines, or radial to curved street lines.
      2.   No tract shall be subdivided into lots having a land area of less than forty thousand (40,000) square feet or an average width of less than one hundred forty feet (140') or a minimum width at the right of way line of less than one hundred twenty five feet (125').
      3.   The average minimum width of residential lots at the building line shall be as follows, providing the original frontage is one hundred twenty five feet (125') or more:
         a.   All lots containing an area of one acre or more, but less than two (2) acres, shall have a minimum frontage of one hundred forty feet (140').
         b.   All lots containing an area of two (2) acres or more, but less than three (3) acres, shall have a minimum frontage of two hundred fifty feet (250').
         c.   All lots containing an area of three (3) acres or more, but less than five (5) acres, shall have a minimum frontage of two hundred fifty feet (250').
         d.   All lots containing an area of five (5) acres or more shall have a minimum frontage of three hundred feet (300').
      4.   Where said lots front upon a cul-de-sac or curved road or street having a radius of two hundred feet (200') or less, the minimum width of the footage as given in subsection B3 of this section may be measured at the building line. The width at the street right of way shall not be less than one-half (1/2) or fifty percent (50%) of the required minimum width as given in subsection B3 of this section.
      5.   In every case, there shall be a suitable building site on each and every block.
      6.   In no case will building sites be permitted in a floodplain. All subdivisions are subject to the floodplain ordinance of the village 1 .
      7.   All lots shall have a width and depth entirely adequate to provide the necessary yard and setback requirements of the zoning ordinance.
      8.   Every lot shall abut on a street or road which has been dedicated to public use or which has acquired that status through long usage as a public thoroughfare.
The plan commission/zoning board of appeals may approve lots on a private right of way; provided proper showing is made that such access is adequate and not detrimental to future planning of adjacent land; and further provided, that such private roads shall comply with the standards, specifications and design requirements for public roads. This applies only to single-family residential lots.
      9.   Through lots shall not be permitted. This does not apply in the case of lots which back to a major thoroughfare.
   C.   Building Lines: Building lines shall be shown on all plats of lots within the jurisdiction of this title. They shall comply with the zoning ordinance of the village. (Ord. 0-77-57A, 2-9-1977)
