(a) Lot Area and Width. Each two family dwelling shall be located on a lot having an area of not less than eighteen thousand seven hundred and fifty (18,750) square feet and a width of not less than one hundred twenty-five (125) feet unless as otherwise provided in this Zoning Ordinance.
Each three-or-more family dwelling shall be located on a lot having an area of not less than twenty-six thousand two hundred and fifty (26,250) square feet and a width of not less than one hundred fifty (150) feet. There shall be a minimum lot area as required by Chapter 1129 General Regulations, General Lot Area Regulations, Minimum Lot Area.
(b) Percentage of Lot Coverage. All buildings including accessory buildings shall not cover more than 30% of the lot area.
(c) Yards. Yards of the following depths or widths shall be provided for all lots in an R-2 District unless otherwise permitted by this Zoning Ordinance.
(1) Front Yards: The depth of the front yard in an R-2 District shall be not less than thirty-five (35) feet for two family dwellings and fifty (50) feet for three or more family dwellings.
(2) Rear Yards: Each lot in an R-2 District shall contain a rear yard equal to the height of the building and not less than thirty-five (35) feet.
(3) Side Yards: Each lot or parcel of land in an R-2 District shall be provided with two side yards each equal to the height of the building.
